In the Name of God Amen. I Samuel Wheatcroft, of Wirksworth in the county of Derby Innholder being weak in Body but of sound mind and memory and Understanding DO make and publish this my last Will and Testament in the manner and form following to wit.
FIRST.
I give bequeath and Devise all my Houses Lands and Tenements situate standing lying and being in Wirksworth aforesaid or within the parish precincts or Territories thereof in the said county of Derby (my two Houses with their appurtenances in Wirksworth aforesaid standing in a place or street called Greenhill One of them now or late in the occupation of Ebin Frost and the other now or late of Robert North only excepted) unto Catherine my loving wife and her assigns for and during the Term of ninety nine years if she happens so long to live and continues a widow But if in case she shall marry again That then and immediately from and after her death or marriage which shall first happen That then
ALSO
I Give and Devise all my said Houses Lands and Tenements above mentioned (except before excepted) in manner following (That is to say) As for and concerning All that messuage or Dwelling House situate and standing in Wirksworth aforesaid at a place called the Nether Street and wherein Samuel Doxey now lives with its appurtenances unto my son Edward Wheatcroft his heirs and Assigns for ever.
ALSO
I Give and Devise unto my son Thomas Wheatcroft his heirs & Assigns for ever All that stable with its appurtenances in Wirksworth aforesaid now or late in the occupation of Doctor Brough And also all that other stable with its appurtenances in Wirksworth aforesaid now or late in the occupation of Silvanus Griffin.
ALSO
I Give and Bequeath (By and with the consent of my worthy Landlord Philip Gell Esquire) all my Tenant Right Title and Interest of in and to all that messuage or Dwelling House in the Nether Street in Wirksworth aforesaid and wherein Samuel Young doth now or lately did Inhabit, unto my said son Edward Wheatcroft.
ALSO
I Give and Devise the two Houses above mentioned to be situate and standing in Wirksworth aforesaid on Greenhill with their and each of their appurtenances unto my said wife Catherine her heirs and Assigns for ever.

ALSO
I give and Devise all my Groves or Lead mines and parts and shares thereof unto my said wife and her assigns for and during the Term of ninety nine years if she happen so long to live and continues a widow But if in case she shall marry again That then and immediately from and after her death or marriage which shall first happen That then I Give and Devise all my said Groves or Lead Mines and parts and shares thereof unto my said son Edward Wheatcroft his heirs and assigns for ever.
ALSO
I Give and Devise all my Estate in Lands lying near Wirksworth aforesaid called and known by the name of Hitchen Lees and all appurtenances thereunto belonging unto my son Thomas Wheatcroft his heirs and assigns for ever subject nevertheless to and with the payment of Forty pounds to wit Ten pounds part thereof to my daughter Catherine (N)eedam, Ten pounds more to my Daughter Mary Frost, Ten pounds more thereof to my son Samuel Wheatcroft, Five pounds more thereof to my Daughter Sarah and Five pounds the remainder thereof to my Grandson Joseph Collinson All which said five several Legacies or sums of money last above mentioned I do hereby order and direct that my said son Thomas Wheatcroft & his heirs do pay same within twelve months after my said wife's death or marriage which shall shall first happen and my Will and mind is That if in case my said son Thomas and his heirs shall refuse or neglect paying my said daughters Catherine said Mary said son Samuel said daughter Sarah, and said Grandson Joseph their said several and respective Legacies or sums of money last above mentioned according to the time above limitted and appointed for payment thereof, That then and in such Case It shall be lawfull to and for my said daughters Catherine and Mary, said son Samuel said daughter Sarah, and said Grandson Joseph, and to enter into and upon all my said Estate above mentioned called Hitchen Lees and to hold and enjoy the same until they shall out of the rents and profits have Levyed and received their respective Legacies and Damages sustained by non payment thereof And I do hereby Devise the said Estate called Hitchen Lees unto my said Daughters Catherine and Mary said son Samuel, said Daughter Sarah,and said Grandson Joseph to hold after such neglect or refusal until satisfaction of their said Legacys as aforesaid

ALSO AND LASTLY
all my goods chattels personal Estate ready money Rights and Credits whatsoever (after my Just Debts and Funeral Expences are paid and satisfyed) I Give and Bequeath to my said Wife for her own use. And I do hereby make constitute Ordain and appoint Catherine my said Wife sole Executrix of this my last Will and Testament And I make William Molinus (my said Wife's Brother) overseer of this my Will and do take care and see the same performed according to my true intent and meaning And I do hereby Revoke disannul and make void all and all manner of former and other Will and Wills Testament and Testaments heretofore by me made and declared either in Word or in Writing and do publish and declare this only to be my last Will and Testament In Witness whereof I have hereunto set my hand and seal the Fifth day of February in the Twenty seventh year of the reign of our Sovereign Lord King George the second and in the year of our Lord one thousand seven hundred and fifty four
